Rural Real Estate Specialist Job Summary: The Rural Real Estate Specialist plays a crucial role in assisting clients with the acquisition, sale, and/or management of rural properties. This position requires expertise in rural real estate markets, and exceptional communication skills. The Rural Real Estate Specialist acts as a trusted advisor to clients, providing guidance and support throughout the entire real estate transaction process. The successful candidate will have a deep appreciation for rural living and possess a passion for connecting clients with their ideal rural property. Responsibilities:

  • Conduct market research and analysis to identify potential rural properties for clients, considering factors such as location, size, zoning, and access to essential amenities.
  • Collaborate with clients to understand their specific needs and preferences regarding rural properties, including land use requirements, recreational opportunities, and investment potential.
  • Evaluate and assess property values, conducting thorough comparative market analyses to determine fair prices and negotiate favorable terms for buyers and sellers.
  • Coordinate property inspections, surveys, and other due diligence activities to ensure the legality and condition of rural properties.
  • Develop and maintain an extensive network of contacts in the rural real estate market, including landowners, farmers, ranchers, and local authorities.
  • Actively market and promote rural properties to potential buyers, utilizing various channels such as online listings, social media platforms, and networking events.
  • Assist clients with financing options and connect them with mortgage brokers or lenders specializing in rural property transactions.
  • Prepare and review contracts, lease agreements, and other legal documents related to rural property transactions, ensuring compliance with applicable regulations.
  • Facilitate negotiations between buyers and sellers to achieve mutually beneficial agreements, including price, terms, and contingencies.
  • Provide ongoing support and advice to clients throughout the closing process, addressing any concerns or issues that may arise.
  • Maintain accurate and comprehensive records of transactions, client interactions, and property listings.
  • Requirements:
  • Bachelor's degree in real estate, business administration, or a related field (preferred but not required).
  • Real estate experience (personally buying/selling or previously acting as a licensed agent) is preferred but not required.
  • Knowledge of local rural real estate markets.
  • Familiarity with environmental and agricultural considerations relevant to rural properties.
  • Strong communication skills, with the ability to build rapport and trust with clients.
  • Excellent analytical and research abilities to assess property values and market trends.
  • Proficiency in using real estate databases, online listing platforms, and CRM software.
  • Detail-oriented with exceptional organizational skills to manage multiple transactions simultaneously.
  • A valid real estate license (need not be licensed to apply).
  • Willingness to travel within the designated rural areas and work flexible hours to accommodate client needs.
  • These requirements are strongly preferred, but we believe that with the right attitude and work ethic, anything can be taught.

Compensation: This position is 100% commission based, and your compensation will be contingent upon your successful completion of closed real estate transactions.
