Job ID#: 1197 Job Description: The Commercial Project Manager is responsible for managing industrial and commercial construction projects from initial client engagement and proposal development through project execution, completion, and final closeout. This position serves as the primary point of contact for clients, field operations, subcontractors, and internal stakeholders to ensure projects are delivered safely, on schedule, within budget, and to the highest quality standards. The ideal candidate combines strong commercial and technical expertise with hands-on construction experience and possesses a thorough understanding of estimating, proposal development, project scheduling, contract administration, and field operations. This is a remote position with some travel.
Key Responsibilities
Project Development & Preconstruction
- Develop and prepare detailed proposals, bid packages, and project presentations for prospective clients.
- Review project specifications, drawings, and contract documents to determine scope, risks, and execution requirements.
- Perform project estimating, including labor, materials, equipment, subcontractor costs, and contingency analysis.
- Participate in client meetings, site visits, and project walkthroughs to define project requirements and expectations.
- Assist in contract negotiations and project award processes.
Project Execution
- Assume full ownership of projects from award through completion and closeout.
- Develop and maintain project schedules using industry-standard scheduling tools.
- Coordinate procurement, subcontractors, field labor, equipment, and material deliveries.
- Monitor project progress, budgets, productivity, and resource allocation.
- Manage project financial performance, including cost tracking, forecasting, invoicing, and change orders.
- Ensure compliance with all safety, quality, environmental, and contractual requirements.
- Conduct regular project status meetings with clients, field leadership, and internal stakeholders.
- Identify and mitigate project risks while proactively resolving issues affecting schedule, cost, or quality.
Client & Commercial Management
- Serve as the primary client representative throughout the project lifecycle.
- Develop and maintain strong client relationships to support repeat business opportunities.
- Manage contract administration, scope changes, claims, and commercial correspondence.
- Ensure timely communication regarding project status, milestones, and deliverables.
Project Closeout
- Oversee project turnover and closeout activities.
- Ensure completion of punch-list items, final documentation, warranties, and as-built records.
- Conduct project reviews to identify lessons learned and continuous improvement opportunities.
- Complete final financial reconciliation and project performance reporting.
Required Qualifications
- Minimum 5 years of project management experience in industrial construction, maintenance, fabrication, welding, mechanical contracting, power generation, or related industries.
- Demonstrated experience managing projects from initiation through closeout.
- Proven experience in:
- Proposal writing and development
- Project estimating
- Cost control and forecasting
- Contract administration
- Project scheduling
- Client relationship management
- Strong understanding of construction drawings, specifications, and project execution strategies.
- Proficiency with Microsoft Office Suite and project management software.
Preferred Qualifications
Candidates with hands-on trade experience are strongly preferred. Practical field experience provides valuable insight into project planning, labor productivity, construction sequencing, and risk management. Experience in one or more of the following trades is highly desirable:
- Pipefitter
- Boilermaker
- Welder
- Mechanical Maintenance Technician
- Millwright
- Industrial Construction Craftsman

Physical & Travel Requirements
- Primarily remote office environment with extended periods of computer use, sitting, and virtual communication. Work performed in both office and field environments.
- Ability to visit active construction and industrial job sites as needed.
- Exposure to active construction zones, heavy equipment, industrial noise, moving machinery, and variable outdoor weather conditions during site visits.
- Walking on uneven surfaces, climbing stairs, and navigating large or complex industrial facilities.
- Occasional need to stand or walk for extended periods during inspections, tours, or meetings.
- Frequent use of computers, keyboards, and standard office equipment.
- Regular communication with team members and stakeholders in person and electronically.
- Occasional lifting of office materials up to approximately 10-20 pounds.
- Requirement to wear appropriate personal protective equipment (PPE), including hard hats, safety glasses, protective footwear, high‑visibility clothing, and hearing protection.
- Must comply with all company, regulatory, and site‑specific safety protocols.
